New Construction in Los Angeles, With Daily Life on One Level
New houses in Los Angeles planned so the kitchen, a bedroom, a full bath and laundry share the entry level, inside hillside limits and LADBS review.
The level a new Los Angeles house is entered from does most of the daily work. If the kitchen, a bedroom with a full bath and the laundry all sit there, the stairs become a choice. On a flat lot that is a floor plan decision. Where the lot rises or drops from the street, the driveway grade fixes that entry level first, and the rest of the house stacks above or steps down from it.
Planning the entry level around everyday routes
The garage or the front walk is where daily trips begin, so the kitchen goes within a short, level walk of it, close enough that shopping bags never meet a stair. A bedroom and a full bath on that same floor let the house work through a broken ankle or a visiting parent. Halls and doorways are drawn wide enough for a wheelchair to turn. If the house has a second level, closets stacked one above the other can be framed to take a residential lift later, with a shallow pit formed in the slab while the foundation is being poured.
Hillside limits and the LADBS review
Inside the City of Los Angeles, whether a parcel falls in the designated hillside area is settled before the floor plan. If it does, the city's hillside rules cap floor area by lot size and by how steep each part of the lot is, limit how much soil can be graded and exported, and route the soils and geology reports to LADBS grading engineers. Those caps can decide whether the everyday level fits on one floor or splits across two, so the architect draws inside them from the first sketch and the design reaches plan check intact.

New Construction in Los Angeles: questions
On a lot inside the city's hillside area, a slope analysis map comes before the design, prepared by a surveyor or engineer, banding the lot by steepness to set the floor area allowed. Boundary and topographic surveys come with it. Borings for a geotechnical report follow, and on steeper ground an engineering geology report joins them, both reviewed by LADBS before a permit.
Exported soil drives it on a hillside lot. In the city's hillside area, a large export needs an approved haul route before grading begins, and that approval can set truck size, working hours and the streets trucks may use. Smaller trucks on a narrow street mean more trips for the same soil. Setting the house closer to existing grade reduces the export at the design stage.
Yes. On a hillside parcel the first pass checks the drawn floor area and the grading quantities against the city's hillside caps, since an overage found in plan check redraws the house. Once those hold, the cut and fill table on the grading plan sets the excavation and export lines, and the structural sheets set the rest of the quote.
