ADU Construction in Los Angeles, Planned From the Lot Up
Backyard ADUs in Los Angeles planned from the lot up: drain routes, footings on a grade, access for materials and the LADBS plan check.
The bathroom of a backyard unit drains best by gravity, and on a Los Angeles lot that single need can decide where the ADU goes. Before any floor plan, we read the ground: which way it falls, where the house sewer leaves the foundation, and whether a shower placed at the far end can still reach that line. With the wet wall settled, the kitchen and bedroom find their places around it.
Plumbing decides the layout
Toilets, showers and sinks need steady fall toward the point where they meet the house line or a new lateral to the street. When a unit would sit lower than that connection, there are two routes: a sewage ejector pump, or moving the unit to higher ground on the lot. A pump brings a motor, an alarm and a dedicated circuit, so we price both choices side by side. Putting the bathroom and kitchen back to back on one plumbing wall keeps the trench under the slab short. Where the lot steps down, that trench also has to pass around any retaining wall footing on its way out.
Plan check with LADBS
Inside the City of Los Angeles, the permit comes from LADBS, the city's building and safety department. Its reviewers check side and rear setbacks, how far the unit stands from the main house, and the path fire crews would follow from the street to the ADU door. A lot on a grade can bring a request for a soils report and for retaining walls drawn with their own engineering details. We put those documents in the first submittal, so the reviewer sees the foundation story along with the floor plan.

ADU Construction in Los Angeles: questions
Where setbacks, soil and the sewer route agree. If the lot drops toward the rear, a pad near the upper end often works because waste lines run downhill to the house connection. A spot farther down may need a pump or a deeper trench. We mark candidate locations on a sketch and compare their foundation and utility needs before design starts.
It covers a qualifying single-level unit no larger than 500 square feet. On a Los Angeles submittal we give the site plan special care, since LADBS reads setbacks and the fire access route from it. Engineering for a sloped pad, and the build, get priced after our site visit.
Mostly the work under the floor. Holding a level pad on a grade can take a stepped footing or drilled piers, and sometimes a retaining wall behind the unit. If no truck can reach the back of the lot, concrete arrives by line pump and lumber is carried in by hand, which adds labor hours.
