Where a backyard unit can stand depends on setbacks, utilities and the grade. We find the spot first, then design and build the unit.
Finding the buildable spot
On a sloped lot the flat-looking corner is not always the cheapest place to build. We compare locations by setbacks, foundation needs, sewer and utility runs and how materials will get there.
Foundation and access costs
A unit on a grade may need a stepped foundation, a retaining wall or caissons. A unit at the top of a long stair needs materials carried in. These lines often decide which location wins.
Plans, permits and the build
Our plans package covers the drawings the city needs for a qualifying one-story unit. After approval we build it: foundation, framing, utilities, finishes and the final inspection.
ADU Construction: questions
Often, yes. The slope adds foundation and access work, which we price on separate lines so you can judge it.
It covers design and permit drawings, ready for plan check, for qualifying single-level units with a floor area no larger than 500 square feet. Larger or more complex units are quoted on their own.
It can be, since the slab and walls are already there. Before saying so we inspect the slab and the walls, and whether the electrical panel and sewer line can take a second unit.
