Deck Repair, Drainage and Retaining Walls in West Hills
Deck repair, drainage and retaining wall work in West Hills, starting with a look at posts, footings and runoff, then permitted through LADBS.
Before any measuring on a West Hills lot, we stand under the existing deck or beside the wall and look at its footings. Are the posts plumb? Has soil washed away from the piers? Does roof water end up there? A walk along the property line comes next, to see how materials could come in. Those notes decide whether the plan opens with repair, with drainage or with the new work you called about.
Posts, piers and the ledger
Under an older deck we tap each post at its base, where moisture and soil meet the wood, and confirm that the post bases hold it clear of the concrete. Piers are measured and compared with what the deck now carries, since a hot tub or an added roof changes the load a great deal. At the house, the ledger is checked for flashing and for proper bolts. Any piece that fails is replaced in kind with treated lumber and coated hardware. If the frame as a whole proves undersized, the deck is drawn new and submitted to LADBS for a permit.
Giving water a path first
Water that sits against a footing softens the soil it bears on, so drainage is often the first line of the job. Downspouts are connected to solid pipe that runs to an approved outlet, and a shallow swale can steer surface runoff around a deck or a wall. If the yard tilts toward the house, the grade is reshaped so it falls outward. Behind any retaining wall we look for weep holes and dig to see whether a drain pipe exists at all. Framing and concrete wait until water has somewhere to go. Work in Chatsworth, Woodland Hills and Canoga Park is reviewed by LADBS under the same process.
