Arleta Decks & Patios, Opened Up First

Arleta decks and patios rebuilt from what we find underneath: ledger fastening, flashing, post bases and buried lines checked before the quote.

Pulling a few boards off a deck at an Arleta house can show what the surface hid: a ledger held with nails and no bolts, flashing that stops short, or a post resting on a buried block. Any one of those turns the job from a resurface into a structural rebuild. We open these spots before quoting, and if the yard slopes, we also probe the soil where each footing stands.

When the ledger or footings fail the check

A ledger with soft wood or rust streaks around its fasteners usually means water has been reaching the rim joist for some time. If the rim is sound, a new flashed ledger with through bolts can go back on the same line. If it is damaged, the house framing gets repaired first, or the deck becomes freestanding with its own beam and posts near the wall. Posts on shallow blocks or rotted bases are replaced with poured footings sized to current code, and that adds a footing inspection to the LADBS schedule.

Lines under the yard

Gas lines, irrigation, sewer laterals and low-voltage wiring can run right where a new footing wants to go. We call for utility marking and check the house side for a sewer cleanout or a gas meter that a deck would bury. An old wiring run for a light or an outlet may need to be brought up to code once the deck is opened. Each of these findings shifts the footing layout or adds a line to the quote, which is why we find them before the drawing is final and before LADBS reviews it.
