San Fernando Decks & Patios, In Order
San Fernando decks and patios in a set order: approved plans, marked utilities, then base or footings, frame and surface, with each stage inspected.
Approved drawings come before a shovel touches a San Fernando yard. The City of San Fernando building department has to sign off on the plans, and utility lines have to be marked, before any digging starts. From there a patio and a deck part ways. A patio goes down in layers from the excavation up. A deck rises from footings to frame to boards. If the ground slopes, an engineer adds soil findings to the drawings before approval.
Patio layers, bottom to top
Excavation goes to a depth that allows for base rock, bedding and the surface. Base rock is spread and compacted in thin lifts, each one run with a plate compactor, because a thick lift compacts only near its top. Edge restraint is set next so the field cannot creep outward. Then come the bedding layer and the pavers or the concrete pour, pitched away from the house. Joints are filled and the surface is compacted once more. Skipping a lift shows up later as a dip near the door.
Hold points on a raised deck
A raised deck has hold points where work stops for the city. The first is the open footing holes, before concrete. The next is the bare frame, with the ledger, hangers and post bases visible. The last is the finished deck with stairs and guards in place. Between them, concrete needs time to cure before posts bear on it, and flashing has to be on the wall before the ledger covers it. Missing a hold point can mean opening finished work for the inspector.

Decks & Patios in San Fernando: questions
If the lot slopes, the engineer reads the soil findings and sets each footing below loose material, with the downhill posts reaching deepest. Loose, uncompacted fill is never used as bearing. A level yard can take broad, shallow pads. A patio has no footings, only a compacted base sized for the surface on top.
Before any drawing, the address is looked up on the fire hazard severity maps. A parcel inside a mapped zone needs decking and an underside built to ember-resistance rules. A parcel outside follows the ordinary code. Concrete and pavers at grade meet ember rules by their material, which can favor a patio.
Area drives the boards, joists and guard runs. Height drives post length, bracing and footing depth, and it adds stair length. A patio is priced by area and base depth alone. We separate those lines in the quote, so a lower deck or a larger patio can be compared.
