ADU Construction in Reseda, Counting Every Carry to the Back
Reseda backyard ADUs planned around the way in: how many times each load changes hands, where the route pinches, and what hand-carrying adds to the quote.
Each time a bundle changes hands between the curb and the back fence, a Reseda crew loses minutes, so we count the handoffs before we count anything else. Corners, steps, a pinched side yard and low branches each add one. If a truck can pull close to the rear, the count drops. If it cannot, material is staged at the curb and carried in, and that handling gets its own line in the quote.
Where the route pinches
Long pieces cause more trouble than wide ones. Sheet goods travel on their edge and slip through a narrow gate, but a roof truss or a beam must go past the side of the house end first, so the tape goes on the narrowest spot first. Overhead we look for wires and eaves, and underfoot for steps, hose bibs and slabs that would stop a cart. Condensers, meter boxes and water heaters can crowd a side yard. If an alley or shared drive reaches the back, the plan may change, so we check property lines before counting on it.
Staging and spoil
A drop spot at the curb or on the driveway holds each load while a crew relays it by hand or by cart. Beams and trusses go in first, before stacked lumber fills the yard. Soil from the footings leaves the same way, bucket by bucket if no machine fits. Boards laid over the route protect lawn and pavers and come up after the last load. Concrete follows its own path, either a pump hose over the house or a line of wheelbarrows, and we settle which on the visit.

ADU Construction in Reseda: questions
Stairs multiply handling. On a lot that slopes, the corner worth favoring is often the one the carry-in route reaches without a single step. We compare corners by setbacks, footing depth and trips per load, and lean toward level, wide approaches. A corner that looks ideal on paper can lose to a worse one with an easier path.
Our plans package fits a Reseda unit built as one level, 500 square feet at most. On the site plan we draw the footprint, the entry path and the side yard clearances. Work beyond the package, such as grade engineering, is quoted on its own after we see the lot.
Hand-carried material adds labor, and a narrow route means smaller loads and extra deliveries. Steps add handling too. Access has its own line in the quote, and a wider route found on the visit can bring that line down.
