ADU Construction in Lake Balboa With a Step-Free Bath
Lake Balboa ADU construction with a step-free bathroom: a slab dropped under a curbless shower, a wide door, and blocking set for grab bars.
Someone using a walker and a guest staying a weekend should both find the bathroom of a Lake Balboa backyard unit easy to use. That means a shower with no curb to step over, a door at least 36 inches wide that swings outward or slides, and solid blocking behind the tile for grab bars added later. A long linear drain lets the shower floor pitch in a single direction.
Dropping the floor at the shower
Concrete under the shower area is poured lower than the rest of the slab, so tile can slope toward the drain and still meet the bathroom floor flush. We draw that recess on the foundation sheet and set the drain body in place before the pour. A liquid or sheet membrane wraps the shower floor and runs up the walls, past the doorway onto the dry floor. Where a sloped lot puts the unit on a raised wood floor, the framing under the shower is dropped to the engineer's detail. Textured tile keeps feet steady when the floor is wet.
Room to turn, air to clear
Open floor in front of the toilet and the vanity gives a wheelchair room to turn, and a vanity with an open knee space lets someone seated reach the sink. A comfort-height toilet and lever handles are easier on stiff hands and knees. A hand shower on a slide bar works standing or seated. The exhaust fan runs on a humidity sensor, so the room dries without anyone reaching for a switch. The fan, any glass near the shower and the water heater location all show on the plans for LADBS. Before tile, the shower pan is filled and left standing so the inspector can confirm it holds water.

ADU Construction in Lake Balboa: questions
A step-free entry comes easily where the Lake Balboa yard sits level, because the floor can stay low to the ground there. Should part of the lot slope, a gentle ramp or a raised walk can still meet the door flush. We set the footprint after checking setbacks and the run the drains take to the sewer.
Within the package limits of a single story and 500 square feet, a Lake Balboa unit gets its full drawing set, and the floor plan shows the turning space, the door swings and the curbless shower that LADBS looks at. Construction, from the recessed slab to any ramp, gets its own quote after a visit to the lot.
Of the bathroom choices, the recessed slab adds the most, through extra forming and a full membrane. Blocking and a wider door add little at framing. On a sloped yard, a ramp or raised walk brings concrete or framing of its own, and a drain that travels far to reach the sewer brings trenching. Tile for the wet area shifts the figure too.
