ADU Construction in North Hills Beside a Swimming Pool
North Hills ADUs beside a swimming pool: footing loads kept off the shell, a barrier between the water and the unit door, and backwash sent where it belongs.
An LADBS plan checker looking at a North Hills ADU set beside a swimming pool measures three things off the drawings: the distance from new footings to the pool shell, the barrier between the water and the unit's door, and the path pool water takes when it drains. The original pool plans may be long gone, so we locate the pool's edge and probe its depth on the lot before design begins.
The shell and the footings
Load from a footing spreads downward and outward, and where that spread meets a pool wall, the shell can crack. The engineer draws the spread from the base of each new footing, then either shifts the unit away or deepens the footings until their load passes below the pool floor. A pool removed to make room is demolished, its floor broken so water can drain, and the hole filled in compacted lifts with density testing. LADBS may ask for a soils report on that fill before the slab goes in.
Barrier, equipment and drainage
When a wall of the unit becomes part of the pool enclosure, a door facing the water can draw a request for an alarm or a self-closing, self-latching design. Gates in the enclosure open away from the pool and latch on their own. The pump, filter and heater keep their service clearance, and moving them means new power, gas and water lines. Backwash discharges to the sewer or wherever the city directs, and the finished grade sends splash water away from the new slab.

ADU Construction in North Hills: questions
The engineer's footing check against the pool walls draws the first boundary, and the setbacks draw the rest. A unit door that faces away from the water keeps the barrier simple. On a North Hills lot with a grade, the pool's uphill side may hold a pad on stepped footings, subject to the engineer's check.
Our package covers the drawings when a North Hills unit qualifies, is a single story and keeps under the 500 square foot cap. The site plan we prepare is drawn to scale with the pool, fence, gates and equipment dimensioned to the unit, and LADBS checks the barrier and footing distances against it. Engineering for footings near the shell, and the build, are priced after we survey the yard.
Footings taken below the pool floor mean deeper digging and more concrete. Removing an unused pool adds demolition, hauling, compaction and testing. Moving the pump and filter brings new power, gas and water runs, while a door alarm or self-closing gate hardware is a smaller item.
