A bedroom in a backyard unit has to give quiet sleep, room for a bed with space to walk around it, a closet, and a window big enough to climb out of in an emergency. On an Eagle Rock lot we place that room on the side away from the main house and its doors where we can. If the lot slopes, the bedroom can sit on the low side, where its window opens well above the ground.

Sound, light and storage

Insulation in the wall between the bedroom and the living space, plus a solid core door, cuts noise from the kitchen. A window on a second wall brings cross ventilation, and blackout shades handle early light. The closet can run the length of one wall with sliding doors, so no swing eats floor space. Smoke and carbon monoxide alarms go in or near the room, wired together with the rest of the unit. Outlets on each side of the bed and a switched light at the door finish the plan.

LADBS review for Eagle Rock

LADBS, the Los Angeles Department of Building and Safety, handles plan check and inspection for Eagle Rock. The bedroom window gets checked against egress rules for opening size and sill height. Where a parcel falls in a mapped hillside area, review can add questions about grading and street access. A soils report may be asked for if the unit sits near a slope. LADBS signs the inspection card at each stage, and the unit can be occupied once the final signature is on it.
