Under the floor first
We go into the crawlspace with a light, a moisture meter and a probe. Posts are checked for rot where they meet their concrete piers, and girders for sag between supports. We note whether anchor bolts and hold-downs tie the sill to the foundation, and whether plywood sheathing braces the cripple walls under the floor. Cracks in the stem wall are measured and photographed. On a slab house, we check the slab edge and the floor surface for cracks that step or lift. Those notes turn into the repair scope and a sketch the engineer can work from.
Building on a repaired frame
After the repair, a deck ledger can bolt to a rim joist that is known to be sound, and an addition can join a foundation that has been tied down. On a level yard, a low deck may rest on poured piers. If the lot slopes toward the rear, taller posts get engineered footings and bracing. Inland valley sun and dry wind are hard on exposed wood, so we favor sealed end cuts and coated hardware.
