Stucco & Exterior Wall Repair in Studio City
Studio City stucco repair that checks the sill plate, pipes, wiring and footing behind the plaster, since what turns up there changes the scope.
Rot in the sill plate, the wood strip bolted along the top of the foundation, can sit behind the lowest course of plaster on a Studio City house with nothing showing on the face. Finding it turns a stucco repair into framing work. The soft length is cut out, treated lumber goes in with fresh anchor bolts, and only then does lath go back on. If the lot slopes, the footing under that plate gets checked too.
Pipes and wires inside the wall
Plumbing and wiring often run through exterior walls, and opening the plaster puts them in reach. A hose bib with a slow leak at its threaded joint can soak sheathing for a long time before a stain appears. Electrical cable stapled close to the outside face can be nicked by a lath fastener. When a cut shows either one, the order of work changes: a plumber or electrician fixes the line while the wall is open, and the stucco crew waits. That extra trade is written into the scope as its own item, so the quote shows it plainly.
A footing that settled
Sometimes the trouble below the plaster is concrete. A stem wall with a crack that has opened, or a corner that has dropped, will keep splitting whatever finish sits above it. Structural work then leads the job. We measure how far the footing is out of level, and if repair is needed it is engineered and permitted through LADBS, the City of Los Angeles building department, as a separate item. A new plaster coat goes on once the base is steady. Coating over a footing that is still moving only buys a fresh crack, so the finish waits until that question is closed.

Stucco & Exterior in Studio City: questions
Most cracks are a finish problem. The ones worth worrying about run on a diagonal from a corner, widen toward one end, or step down near the slab. When a crack looks like that, we put a level on the floor inside and on the stem wall outside, and the readings tell us whether the footing has moved.
When a test opening finds wet sheathing, rusted lath or a soft sill plate behind a wide area, a patch has nothing solid to bond to. That wall is stripped to the framing and rebuilt. If the cut shows dry wood and sound lath, a blended patch over the repaired spot is enough.
The lowest strip of plaster comes off first so we can see the sill plate, the anchor bolts and the top of the foundation. Any rot is cut out and replaced. A new weep screed is then fastened above the soil, and the base courses are rebuilt with the paper lapped over its flange.
