Structural Work in Venice

Venice structural work in a set sequence: site notes, soil borings, engineered drawings, LADBS approval, shoring, inspected steel, concrete, framing.

Nothing gets dug at a Venice address until the paper stage is closed. A site visit comes first, where we sketch the footings, the crawlspace and any wall, and soil borings follow if the engineer asks for them. The engineer draws the repair from those notes, LADBS reviews the set, and only a permit in hand starts shoring and excavation. Steel, inspection and concrete come next. Bolting and framing connections finish the job once the concrete has cured.

Why borings and plan check come first

Borings come early because the soil values they produce size every footing on the drawings. Plan check comes before demolition so the design the inspector holds matches what gets built. Utility marking and temporary shoring precede the first cut, keeping gas, water and the floor above safe while old concrete comes out. Rebar is tied and inspected in the open trench, and the pour is booked only after that sign-off. Jacking the frame back onto the new footing waits for the concrete to gain strength. If a narrow side yard limits deliveries, the staging plan is set before demolition.

Approvals near the shore and in neighboring areas

A Venice address may sit inside the coastal zone, and where it does, a coastal permit can be required beside the LADBS permit. We find out at the start, because that review slots in ahead of construction. For neighboring Mar Vista, Brentwood and Palms, the department and the sequence match. Santa Monica keeps its own building office, and Marina del Rey, being unincorporated, is permitted by Los Angeles County. On the drawings, the hardware schedule lists hold-downs and anchors in coated or stainless versions, a response to moisture off the ocean.
