Venice Fire Rebuild & Reconstruction

Venice fire rebuilds sequenced from parcel research through soils, survey, drawings and LADBS plan check, with hardware chosen for a lot near the coast.

Before a single drawing, a Venice rebuild needs two answers from the parcel record: whether the lot sits inside the California coastal zone, and whether any fire hazard mapping touches it. Those answers decide which approvals have to line up ahead of LADBS, so we pull them while debris removal is still under way. Soil borings and a boundary survey follow, and the architect starts once both reports are in hand.

Approvals that stack in sequence

Should the lot fall within the coastal zone, the coastal approval, or a written exemption for replacing a house lost to disaster, comes off the planning desk ahead of the building permit. That review can hold the new house close to the old height and footprint, so we learn its limits early and design inside them. Outside the zone, plan check at LADBS covers the structural calculations, the energy compliance report and the site drainage sheet. Utility work runs alongside: power and gas reconnections are requested early, and a camera run through the sewer lateral tells us whether the old line can serve the new house.

Ordering materials for a lot near the coast

Material choices get locked before framing lumber is ordered, because the hardware schedule rides on the structural sheets. Airborne salt near the coast pits bare steel, so hold-downs, straps and exterior nails are stainless or carry a heavy zinc coating, and the two metals are kept apart at any one joint. Fiberglass window frames, coated or copper flashing and a plaster finish over a drained wall go on the same list. The plan checker and the field inspector then look for the same named parts we priced, which keeps substitutions visible.
