Metal that holds up by the water
Moist air near open water eats bare steel and thin zinc plating fast. On a Venice deck we specify stainless or heavily galvanized hangers, post bases and ledger bolts, and every screw or nail is the same metal as the part it fastens, because mixing them sets up galvanic corrosion at the joint. Lumber touching concrete or soil is treated for ground contact, and fresh cuts get a field coat of preservative. Railings in aluminum or stainless keep their finish longer than painted steel, and decking is chosen for how it copes with moisture and sun.
LADBS review and state permits
For a Venice deck, addition or new house, plan check and the footing, framing and final inspections are done by LADBS. Depending on the parcel, a separate development permit required by state law for land near the water may come before building permits are released, so we confirm the parcel's status at the first visit and file the approvals in the right order. On level ground the soils report sets footing depth, and loose fill found in the borings can push the design toward deeper piers or a grade beam. A roof deck also needs waterproofing over the rooms below and a check of the rafters that will carry it.
