Structural Work in Northridge
Anchor bolting, sill and cripple wall checks, footing repair and retaining walls for Northridge houses, measured first and then permitted through LADBS.
Anchor bolts are what we look for before anything else under a Northridge house. With the crawlspace open, a flashlight along the sill shows whether nuts and washers tie the frame to the concrete or whether the wood simply rests there. We then note how each post meets its pier and whether the cripple walls carry any sheathing. If the lot slopes, a wall holding soil is measured for tilt during that same visit.
Bolts, sill and the crawlspace
Each anchor bolt location goes on a sketch of the foundation, along with the gaps between them. Where bolts are missing or spaced too far apart, the engineer sets a pattern for new ones drilled and epoxied into the footing. Cripple walls are checked for plywood and blocking, and posts for a positive connection at top and bottom. We photograph and date each spot. A floor survey with a level adds a picture of how the house has moved, which tells the engineer whether bolting alone is enough or settlement also needs a repair.
LADBS and the areas around it
Because Northridge lies within the City of Los Angeles, plan check, permits and inspections go through LADBS. For bolting and bracing, the inspector checks bolt spacing and panel nailing before anything is covered. Footing repairs and retaining walls are inspected with the excavation open and the steel set. Work in Granada Hills, Reseda, Winnetka or Porter Ranch follows the same department and the same inspection points, and the sketch from that first look in the crawlspace stays in the file for the engineer and the inspector.

Structural Work in Northridge: questions
An engineer decides, using measurements of the wall's tilt, the width of its cracks and the condition of its drain and footing. The recommendation may be to leave it, strengthen it or replace it. For a Northridge lot, LADBS then reviews and permits any repair before the work begins.
Numbers from the ground lead: what the soil can bear and how far down firm material sits, both from a geotechnical report. The engineer adds the anchor bolt sketch, the floor survey and any wall tilt readings, then reviews footing condition and the way runoff crosses the lot before drawing a design.
Yes. Caissons appear with their depths, retaining wall by the foot, and new anchor bolts and shear panels by count. Because a Northridge quote is built from the crawlspace sketch, the number of bolts priced matches the gaps recorded when the foundation was first looked over.
