Fire Rebuild & Reconstruction in Northridge
Northridge fire rebuild that starts with a laser level survey of the old slab, then targeted cores, an LADBS foundation report and a quote tied to the tests.
We price nothing on a Northridge rebuild until a laser level has been run across the surviving slab, taking height readings on a marked grid. A floor that dips toward one corner may be resting on settled ground, while an even plane suggests concrete that stayed put through the fire. The readings tell the engineer where cores will say the most. If the lot slopes, the grid carries on along the top of any retaining wall, where lean shows up as a change in height.
Reading the grid
Each point on the grid becomes a number on a plan of the old footprint, and the numbers are joined into contour lines. A few lines spaced wide apart mean the slab is still close to flat. A bowl in the middle of a room, or a fall running toward an outside wall, suggests movement in the ground below. Where a crack crosses the slab, readings on both sides show whether one edge has dropped. The engineer then picks core locations at the low spots and at a sound area for comparison, so the lab results describe the whole foundation.
From survey to LADBS submittal
The engineer's foundation report travels to LADBS with the Northridge drawings and calculations. That report cites the level survey and the core results, and it states which slab areas and footings stay. Where the new design keeps a footing, the sheets show how the frame connects to it with fresh anchors or hold-downs. Where a footing goes, its replacement is detailed with depth and reinforcing. If the parcel has a hillside designation, grading and access rules enter the review as well. Once the permit issues, an inspector checks each trench and its steel before concrete is placed.

Fire Rebuild & Reconstruction in Northridge: questions
It can when the findings line up: a slab that still reads close to level, cores that test near the original strength, and footings sized for the new loads. The Northridge survey covers the first, the lab covers the second and the engineer's calculations cover the third. Any area that misses one of them is cut out and poured again.
The foundation lines of our Northridge quote come straight from the survey and the lab, so each carries a test reference. Framing, roof, systems and finishes follow the permit drawings. We then mark every line as matching an insurance scope item, exceeding it or missing from it, and the marked copy goes to your insurance adjuster with the test reports attached.
Mapping comes first. If neither the state nor the City of Los Angeles shows the Northridge parcel in a fire hazard area, LADBS applies the current California codes and city amendments without the wildfire chapter. A mapped parcel adds that chapter, which governs roofing, vents, cladding, eaves, glazing, decks and other exterior parts. Ember-resistant parts can be specified on an unmapped lot too, each priced on a separate line.
