Our first stop on a Northridge visit is the crawlspace or the slab edge, where we look at the connection between the house and its foundation. Anchor bolts, sill plates, cripple walls and any cracking in the concrete tell us how the frame is tied down. From there we move outside to check how the yard drains and whether any retaining walls are leaning. Those notes shape the scope before we talk about decks, rooms or finishes.

Seismic retrofit and foundation repair

Where a raised floor sits on cripple walls, plywood sheathing and added hold-downs can brace them against sideways movement. Missing or undersized anchor bolts can be supplemented with retrofit plates that tie the sill to the foundation. A cracked or settled footing may need to be replaced in sections, with the house shored while the new concrete cures. LADBS offers a standard plan for some retrofits, and others need an engineer, so we confirm which path fits the house before quoting.

New construction on a cleared lot

When a house is being rebuilt or a new structure is going up, the foundation design follows the soils report and the drainage plan. We set out the pad, compact the base, and lay out footings and underground utilities before any forms are built. If part of the lot sits higher than the rest, a retaining wall or a stepped footing may be part of the design. Projects in Granada Hills, Porter Ranch and Reseda follow that order, with LADBS inspecting each stage.
