New Construction in Sunland-Tujunga, Starting With Fire Access
New houses in Sunland-Tujunga planned from the hydrant and fire access out: water supply, sprinklers, an ember-resistant shell and footings set by borings.
Finding the fire hydrant that would serve the house comes before anything else we do on a Sunland-Tujunga lot. We note how far a hose would have to travel to the pad and how wide the road and driveway are along the way. Parts of Sunland-Tujunga sit inside state fire hazard severity mapping, and if the parcel is one of them, those readings can bring a new hydrant, wider access or other conditions before a permit issues.
Water supply and the fire department
The Los Angeles Fire Department reviews access and water supply for a new house alongside the LADBS plan check. If the hydrant is too far away or the street pressure too low, the conditions may include a larger water service, a new hydrant or an upgraded sprinkler design inside the house. Sprinklers are required in a new house statewide, and their design depends on the flow the water main can deliver. A flow test early in design tells the sprinkler designer what is available, so meter and pipe sizes are set once.
Ember-resistant shell and the footings
Inside the mapped area, the house follows the state wildfire chapter: a Class A roof covering, vents built to stop embers, enclosed eaves, tempered panes and wall cladding that is noncombustible or ignition-resistant. Under the house, a mountain lot may hold rock near the surface or loose soil on a grade, and borings tell which. Rock can carry spread footings directly, while deep loose soil points to drilled piers and grade beams, with the soils engineer checking each hole before steel goes in.

New Construction in Sunland-Tujunga: questions
Surveyed lot lines and contours across the whole parcel come first, since the driveway and pad both depend on them. A geotechnical report follows, and on steep ground the city may also want an engineering geology report. A hydrant flow test and, inside the fire mapping, a brush clearance plan round out the early set.
The road and the drive set the size of every truck. Where a full concrete truck cannot climb to the pad, a boom pump reaches up from below. Framing lumber comes on lighter trucks in more trips, and heavy beams may need a crane day. Any driveway improvement the fire department requires is priced early as its own line.
Once the drawings include structural, soils and fire department requirements, the whole house can be priced. The lines cover access and grading, foundation, frame, the ember-resistant exterior, systems and finishes. If the design is still open, we can check the pad and drive layout against what trucks and fire engines need.
