How close to the property line can the new house go? Settling it is the point of our opening walk on a North Hollywood lot, and the answer depends on the zoning for that parcel and on what the survey shows. We stand at each corner with the survey in hand, note fences or walls that may not sit on the line, and look at how the grade meets the neighbor's yard before any footprint is drawn.

Setbacks, height and floor area

Zoning sets front, side and rear yards, a height limit and a cap on floor area for each parcel. Your architect designs inside those limits, and the plan checker at LADBS confirms them against the survey. If the lot slopes, the height limit follows the grade, so the survey contours matter as much as the lot lines. Eaves, chimneys and stairs may project into a yard by a limited amount, and an exterior wall built very close to a line needs fire-rated construction with fewer openings in it.

Walls at the edge of the lot

A house pushed toward a side yard may sit near a neighbor's fence, a shared block wall or ground that rises or falls at the line. Footings close to a property line are designed so they do not load the soil under the next yard, and an excavation near the line may need shoring and written notice to the neighbor. Where a retaining wall is needed at the edge, its footing has to stay on your side, which can shift the house inward a little. We point these out on the walk so the design does not assume room the lot cannot give.
