San Marino New Construction, Stairs to Guards
New houses in San Marino with stairs, guards and handrails drawn to the dimensions a plan checker measures, from riser height to guard spacing. Licensed.
Stair sections get measured line by line when the building department serving San Marino reviews a new house. Riser height, tread depth, headroom under the floor above and the height of each guard and handrail are dimensioned on the plans, and the checker compares every figure with the residential code. Where the house steps down a sloping lot, short flights multiply, and each one draws the same scrutiny at plan check and again at framing.
Risers, treads and headroom
Risers can be no taller than 7.75 inches and treads no shallower than 10 inches, and within a flight the largest and smallest may differ by only a small tolerance, so the stair feels even underfoot. Headroom is measured straight up from the line of the nosings. Winders need a minimum depth at the walk line, and a landing is required at the top and bottom of each flight and outside every exterior door. We frame the stair from finished floor heights, so tile or wood laid later does not throw off the first or last riser.
Guards and handrails
Any open edge of a floor or landing more than 30 inches above the surface below needs a guard at least 36 inches tall, with balusters spaced so the test sphere the code sets cannot slip through. A flight of 4 or more risers gets a handrail on at least one side, mounted between 34 and 38 inches above the nosings, with a grip shape the code describes and ends that return to the wall or stop at a post. Guard posts are bolted into blocking the engineer details, since the top rail must hold a sideways push. The inspector measures all of it before drywall.

New Construction in San Marino: questions
Lot lines and contours come from a licensed surveyor, and bearing values from a soils report built on borings. Where the house steps with the ground, ask the surveyor for spot heights at each planned floor level and outdoor landing, since the stair count and every riser height come from those figures. A title report completes the set with any recorded easement.
Concrete and framing cost more the farther they travel from the truck, through pumps, lifts or extra hands. Stairs add their own handling late in the job: long stringers, treads and, for a steel or glass guard, heavy panels. With room at the frontage, a boom truck sets them through an opening. A tight route means shorter pieces joined on site, which the quote shows as labor.
We can, once the structural calculations and soils report travel with the plans. Stair and guard details are often thin on early sets, so we check each run against the code dimensions before pricing. If a run will not fit the floor heights as drawn, we tell your architect, since a fix on paper costs far less than one at framing.
