ADU Construction in Sierra Madre, Roof and Runoff
Sierra Madre ADUs with gutters, downspouts and outlets planned to keep roof water away from the footings, plus ember-ready roof edges on mapped parcels.
A gable roof on a Sierra Madre ADU splits rain between two eaves, and each eave then needs a gutter and a downspout with somewhere safe to send the water. On a lot that falls toward the back, the downhill eave matters most, because water released there runs toward the tallest part of the foundation. We size the gutters for the roof area and send the downhill downspout into closed pipe.
Closed pipe and a safe outlet
A downspout on the low side of the unit feeds solid pipe, sloped and buried, that carries water past the foundation. Where that pipe ends depends on the lot: a gravel-filled dry well on firm, flat ground, a dissipater that spreads the flow across a gentle area, or a connection to the street where the city permits one. Water spilled near a slope face can carve a gully that undermines a footing, so every outlet stays well back from one. The drainage plan shows each outlet, and the reviewer checks it against the grading.
Gutters and embers on a mapped parcel
When the state's fire maps include a Sierra Madre parcel, the roof edge needs care. Dry leaves trapped in a gutter can catch a wind-blown ember and set the fascia alight. Noncombustible gutter covers keep debris out, and a metal drip edge closes the gap at the roof deck. The roof itself carries a Class A rating, and vents at the eaves use ember-resistant mesh or baffles. We choose these with the gutter size in mind, since a cover must still let a heavy storm into the trough.

ADU Construction in Sierra Madre: questions
A spot where roof and surface water can be led away safely, with room inside the setbacks and a sewer path that falls to the house. On a sloped Sierra Madre lot, a level shelf back from the slope's edge can meet all of that. Soil tests then confirm a footing can bear there.
It does when the unit is a qualifying design of 500 square feet or under on a single floor, prepared for plan check. A Sierra Madre lot with a grade needs a site plan that marks every drain outlet and the path water takes off the property, and we draw it that way. Pricing for the build, and for any engineering the slope needs, follows a visit to the lot.
Getting water off the lot safely is a cost in itself. Buried pipe to a dry well or a dissipater means trenching and gravel, and footings stepped down a slope need more forms and concrete than a level slab. Ember-rated gutter covers and vents add a little on a mapped parcel. Our quote prices each of these separately.
