Sierra Madre Fire Rebuild & Reconstruction
Fire rebuild in Sierra Madre that plans runoff first: roof drainage, swales and wall drains on the lot, then a house built to the state wildfire rules.
Water is the first problem a burned lot in Sierra Madre hands back. Without roots and ground cover, rain runs harder and carries soil and ash along with it. Before we frame, we plan where water leaves the roof, how it crosses the yard, and where it exits the property. If the lot slopes, that plan includes the drains behind any retaining wall. The house then goes up on ground that sheds water on purpose.
Roof, gutters and the path to the street
Water handling starts at the roof. A Class A assembly with metal flashing at every edge sends water into gutters fitted with noncombustible covers, which keep leaves and embers out of the trough. Downspouts drop into closed pipe carried to a legal discharge point, well clear of the footings. Around the house, the finished grade falls away from the walls, and any patio or path is pitched toward a drain. We draw this route on the site plan so the inspector and the framers both follow the same line from ridge to curb.
Walls that hold the grade
If the lot has a retaining wall, its drainage matters as much as its concrete. Heat can crack a wall, and ash can clog the gravel and pipe behind it. A wall with blocked drains builds water pressure until it moves. We open the backfill where we can, check the drain line, and have the engineer decide whether to repair, rebuild or replace the wall. Some Sierra Madre lots carry a state fire hazard designation, and on those, the house above that wall also needs ember-rated vents, cladding and decking.

Fire Rebuild & Reconstruction in Sierra Madre: questions
That call belongs to the engineer, once the debris is gone and the concrete can be seen. We expose the footings, check for cracking and surface loss, and test where needed. A foundation can be reused, partly reused or replaced. If water undermined it after the fire, replacement becomes more likely, and we show the price both ways.
Our estimate follows the same order as the insurance scope so the two read side by side. Drainage, wall repair and erosion control can sit outside a standard scope, and each is priced as a separate line with a note on why the lot needs it. You get one document showing exactly where the numbers part.
Where the state has mapped a Sierra Madre lot for fire hazard, the rebuild follows the California wildfire standards. Those govern the roof covering, every vent opening, the outer wall layer, how eaves are framed, window glass and what a deck is surfaced with. The rules are revised over time, so we confirm the current version and your parcel's mapping with the city.
