ADU Construction in Santa Monica for Salt Air
Santa Monica ADUs that start with a corrosion check of the metal on the lot, stainless hardware where salt air calls for it, and a coastal status check.
The first thing we probe on a Santa Monica lot is the metal already there. A screwdriver tip pressed against the hose bibs, the gas meter bracket, the fence hinges and the panel cover shows how fast the air near the coast is working on steel at that address. That reading sets the grade of fastener and flashing for the new unit, and it comes before we draw a single wall.
Hardware chosen from what the probe finds
Where existing hardware shows flaking rust, every exposed connector, hanger and nail on the new unit moves to Type 316 stainless, the grade alloyed with molybdenum for chloride resistance. Where corrosion is light, hot-dip galvanized hardware with a heavy zinc coat can serve on protected framing, with stainless kept for anything outside the weather barrier. Dissimilar metals are kept apart, since contact in damp air speeds the decay of the weaker one. Window frames, roof edge metal and vent screens follow the same reading, and each grade is written into the drawings so the inspector can check it.
Lot lines, coastal status and the permit
ADU plans in Santa Monica go through the city's own building and safety division. Some Santa Monica parcels lie inside the coastal zone. We look up the status of yours early, since one inside it may need a coastal review step alongside the building permit. The site plan has to show the unit's distance to each property line and to the main house, and a fence does not always mark the true line, so a survey may be ordered. If the lot falls along its length, footing and retaining details join the set.

ADU Construction in Santa Monica: questions
It comes down to the setback lines, how well the soil bears and how much fall the sewer gets. When the yard steps toward the rear, the waste line from a low spot may end up beneath the house connection, which means an ejector pump, and piers may carry the floor there. Higher ground avoids both of those costs.
If the unit is one story, qualifies, and stays at 500 square feet or less, the package covers it. For a Santa Monica parcel, the site plan carries the surveyed lot lines and, where it applies, the coastal zone boundary, so it is drawn with extra care. Foundation engineering for a grade and the build itself are priced separately after we see the lot.
Stainless connectors, nails and flashing cost noticeably more per piece than galvanized ones, and on a coastal lot they repay it. A grade brings footings that step or a set of piers, and cutting a level pad can leave a bank that needs holding. A coastal review, when the parcel needs one, adds design hours.
