ADU Construction in Brentwood, Built Around a Quiet Office

Brentwood ADUs with an office that shuts out the kitchen: sound-rated walls, glare-free light, a data line from the house, and fittings for salt and embers.

Shut the office door in a Brentwood ADU and the kitchen should drop out of earshot, the screen should sit free of glare, and every cable should reach an outlet within arm's length of the desk. We plan that room before the rest of the floor plan, starting from a desk, a chair with space to roll back and a shelf. Then we choose the wall for its window, which on a sloping lot may be the downhill one.

Sound and screens

Resilient channel on the wall shared with the living room, with batts filling the cavity, cuts the sound that would otherwise pass through. The door is solid core, with a gasket at the jamb and a drop seal at its base. Soft daylight from a high window keeps glare off the screen, and a dimmable ceiling fixture plus a separate circuit for a desk lamp covers the evening. A dedicated circuit feeds the desk wall, and a data cable from the house arrives in its own conduit, kept apart from the power wiring as the code requires.

Salt air, embers and the permit

Where salt air reaches the lot, the office window hardware, the exterior door hinges and every outside fastener are stainless, since plain steel pits in that air. On a parcel that a fire hazard map covers, the same window takes dual panes with one tempered, the vents are ember-resistant and the roof is Class A. LADBS reviews the plans. We also look up the coastal zone boundary for the parcel at the start, because land within it may need a coastal permit before the building permit.
