ADU Construction in Pacific Palisades, Placed by the Panel
Pacific Palisades ADUs placed by the electrical service: panel rating, feeder route, a possible second meter, and outdoor equipment built for damp salt air.
Where the electrical service enters a Pacific Palisades house is a fixed point we plan an ADU around. Our first look at the panel covers its amp rating, its open breaker spaces and the route a feeder could take to the back. A unit sited along that route keeps trenching short. If the panel is already near its limit, the answer may be an upgraded service or a second meter, and the right location for the unit can shift with it.
Load calculation and the feeder
A load calculation adds the new kitchen, heat pump, water heater and lighting to what the house already draws. If the total fits, a feeder runs from the main panel to a subpanel inside the unit, in conduit buried at the depth the electrical code sets. A long run calls for a larger conductor so voltage at the far end stays within limits. When the house needs a bigger service anyway, the utility sets the new size, and a separate meter for the unit becomes another path. If the lot slopes, the trench follows the ground, and any wall it crosses needs a sleeve.
Outdoor equipment on a coastal, fire-mapped lot
Heat pump condensers face damp, salt-laden air in a coastal area, so we choose units with coated coils and fix them to pads with stainless anchors. Disconnects and outdoor conduit fittings come in corrosion-resistant finishes. Some Palisades parcels also sit in state-mapped fire hazard severity zones, and on one of those the equipment pad stays clear of plantings and the unit's vents are ember-resistant. A parcel close to the shore may also lie in the coastal zone, and that brings a separate review before permits issue.

ADU Construction in Pacific Palisades: questions
Where the utility runs stay short and the ground needs little work. We sketch candidate spots against the panel location and the sewer cleanout, then against the setbacks, fire clearance and any coastal-zone limits. On a tilting yard, a spot near the house generally beats a downhill corner, which would need taller footings.
The package handles a unit kept to one floor with no more than 500 square feet. On a Pacific Palisades lot, LADBS receives a site plan with the panel, the feeder path and the clearances drawn, along with an electrical sheet sized to the new load. Units over that size are scoped on their own terms.
Mostly the feeder run and the foundation. Every extra stretch of feeder adds trench and copper, and a pad below the house may need stepped footings or piers. If the panel has to be replaced to carry both homes, that work joins the quote too. Coated coils and stainless fittings cost more than standard ones.
