ADU Construction in Mar Vista, Planned Room by Room
Backyard ADUs in Mar Vista planned from the lot inward: where the bath drains, how the kitchen fits and where the bedroom window can face the yard.
In a small Mar Vista backyard unit, the bathroom sets the plan. Its drain has to fall toward the sewer connection, so the spot chosen for the toilet and shower decides how the other rooms line up. We place the bath first and back the kitchen sink onto the same wall so both share one wet run. If the lot drops away from the street, that fall gets checked before any wall is drawn.
A kitchen sized for daily cooking
A backyard unit has to provide for cooking, so its kitchen needs a sink, a cooking appliance, a prep counter and storage. In a footprint this small we keep it to a single wall or an L, which leaves floor space for a table. The range and the refrigerator each want their own circuit, and that added load is one reason the main panel gets checked early. A range hood vents through the wall, and since the lot sits in a coastal area, the exterior cap and its screws are specified in stainless or coated metal so salt carried on the air does not streak the siding.
Bedroom egress and the property line
Every bedroom requires an emergency escape opening: a window sized for a person to get through, set with a sill that can be reached. Where that window goes depends on the lot. State rules let a detached unit sit 4 feet from the side and rear lines, but a wall that close has to be built with a fire rating and allows only limited openings. So if the yard is narrow, we turn the bedroom toward the open side of the lot and keep the wall along the line mostly solid. Any wall within 5 feet of a line is drawn with that rating from the start, which saves a round of corrections at City of Los Angeles plan check.

ADU Construction in Mar Vista: questions
If the yard falls from front to back, the lower rear corner can work as long as the sewer still drains by gravity from there. If it cannot, a pump gets added, or the unit moves up the grade closer to the house. Setbacks, the main house's windows and a clear path for materials narrow the choice, and we walk each of them before drawing.
Covered, as long as the unit stays on one floor at 500 square feet or under. The package delivers the design and permit set, ready for plan check with the city. On a Mar Vista lot, setbacks and the sewer route get settled on the site plan, and a parcel that falls inside the coastal zone may need an added coastal review.
Foundation work, whenever the ground falls. A level pad may need a short retaining wall, and a downhill corner may need deeper footings or piers. Those items sit on their own lines in the quote, apart from the plans package and the build, so you can compare one spot on the lot against another.
