Pacific Palisades Decks & Patios, Checked Behind the Fascia
Pacific Palisades deck rebuilds that start behind the fascia: corroded hangers, ledger bolts and post bases found, then LADBS and fire review.
Behind the fascia of an existing Pacific Palisades deck, hangers and bolts may be rusting out of sight, since damp, salt-bearing air reaches steel there. A deck can look sound from the top and still have connectors that have lost much of their section. We pull fascia and a few boards before quoting, and if the lot slopes, we also look at each post base and footing.
What corrosion findings change
A hanger with light surface rust can stay. One that is flaking or thinned is replaced, along with its nails or screws, using stainless or heavy galvanized hardware that matches the lumber treatment. If the rust has reached the ledger bolts, the ledger comes off, the rim joist is checked, and a new flashed ledger goes back on. Where many connectors fail, a full reframe can cost less than chasing each one. These findings set the scope of the job, so they come before any design work starts.
Fire and coastal review
Pacific Palisades includes parcels within mapped fire hazard zones, so a rebuilt deck there may need fire-rated boards, rated skirting or a cleared space beneath, and ember-resistant trim along the house wall. LADBS reviews the plans and inspects the work. The parcel may or may not lie in the coastal zone as well, and if it does, a coastal permit step comes before the building permit. We check both on the parcel record before drawing, since either one can change the materials and the permit path for the deck.

Decks & Patios in Pacific Palisades: questions
Firm material below any loose layer is the target. If a Pacific Palisades lot slopes, the engineer sets footing depth from boring results and post loads. Steep ground can call for drilled piers. Existing footings are tested against the new design during demolition, and LADBS sees every new hole before concrete.
We look up the parcel on the fire hazard severity map at the start, since parts of Pacific Palisades are inside mapped zones. A parcel in one needs ember-resistant decking, rated enclosure or clearance underneath, and noncombustible detailing where the deck meets the wall. A parcel outside follows regular code.
Height carries more of the cost on a tall deck, and area on a broad one. Boards, joists and guards scale with area. Posts, bracing and footings scale with height. Hidden repairs found behind the fascia add their own line, which the written quote lists apart from the new structure.
