Structural Work in Valley Glen
Valley Glen structural work drawn with its drainage: downspout lines, regrading, wall drains and crawlspace barriers, reviewed and inspected by LADBS.
A structural plan for a Valley Glen house names where each downspout empties and where the yard sheds its runoff. Soil kept wet beside a footing gives up bearing strength, and soil soaked behind a retaining wall pushes harder than the wall was sized for. If the lot slopes toward the house, water from uphill adds to that load. We draw the drainage on the same sheets as the concrete and steel, so both are built and inspected together.
Downspouts, grading and the crawlspace
Roof runoff is collected into solid pipe at each downspout and carried to a curb outlet, a dry well or another discharge point the plans allow. The soil along the foundation is reshaped so it falls away from the walls, and any planter that holds water against stucco is cut down or lined. Where the yard tips toward the house, an area drain or shallow swale catches the flow before it reaches the footings. Under a raised floor, a vapor barrier over bare soil keeps damp air off the joists and sills. Each piece is shown on the drawings for the inspector.
Wall drains and the LADBS review
Behind a retaining wall, a perforated pipe rests at the foot of the backfill in clean crushed rock wrapped with filter fabric, and it empties through a solid line to daylight or an approved drain. When that pipe clogs, water builds pressure against the stem and the wall starts to tip. Because Valley Glen belongs to the City of Los Angeles, LADBS takes the drainage and structural sheets through plan check, and its inspector sees the drain before backfill covers it. Van Nuys, Panorama City, Sherman Oaks, Lake Balboa, Valley Village and Encino go through that same department and the same inspections.

Structural Work in Valley Glen: questions
That call rests with a licensed engineer, who works from what we record: how far the wall leans, where it cracks, how wide its footing is and whether water still leaves through the weeps or outlet. A wall that only lacks drainage may be saved with new drains, and a failing one is rebuilt. LADBS reviews and inspects either path.
The borings answer two questions first: how much load the soil bears and how deep stable ground starts. After that the engineer traces runoff across the lot, notes any wet soil under the house and checks the drains behind existing walls, since saturated ground lowers what a footing can carry and raises the push on a wall.
Those units carry the structural part of the quote, each caisson with its own depth and each wall by its length. Water work is itemized beside them: downspout lines, regrading, area drains, wall drains and the crawlspace barrier. Engineering and the LADBS permit are listed apart from construction.
