Valley Glen Fire Rebuild & Reconstruction
Valley Glen fire rebuild that keeps rain out from the roof down: lapped underlayment, valley metal, flashed vents and a drained wall behind the plaster.
Most rain lands on the roof first, so the water plan for a rebuilt Valley Glen house starts there. We detail the underlayment, the metal in each valley, the flashing around every pipe and vent, and the drip edge at the eaves on the drawings, so nothing is left for the roofer to improvise. Water that runs off a properly lapped roof reaches the gutters, and from there pipes and graded soil carry it away from the footings.
Underlayment, valleys and penetrations
Underlayment goes on from the eaves upward, each course lapping over the course below, with a self-adhering membrane in valleys and around openings where water concentrates. Valleys get a metal liner. Every plumbing vent gets a boot, and every roof vent or skylight sits on a curb with flashing lapped in shingle order. Behind a chimney or any wide obstruction that blocks flow, a small cricket splits the water around it. Where a lower roof meets a wall, step flashing at each course and a kick-out at the bottom send water into the gutter.
Walls, openings and the LADBS inspections
Walls take the water the roof hands them. Behind cement plaster, the water-resistive barrier is installed in shingle fashion, so moisture that gets through the plaster drains down and leaves at the bottom of the wall. Windows are set over pans, with their flanges lapped into that barrier. LADBS sees the roof sheathing nailing before underlayment covers it and sees the lath and barrier before plaster, so mistakes are found while they are cheap to fix. Grading around the house then carries the runoff clear of the foundation.

Fire Rebuild & Reconstruction in Valley Glen: questions
Sound concrete can stay if the engineer's tests support it. We also look at how the old foundation handled water: stains, white mineral deposits or soil washed from beneath an edge show where drainage failed, and the new grading is designed to correct it. Footings that pass and sit beneath the planned walls can take new anchors, and LADBS reviews the report with the plans.
An insurance scope often prices windows as units and walls by area. Our estimate does the same where it can, so they line up, and then adds the work around each opening, such as pans, flashing and trim, priced per opening. Where the scope's counts or areas differ from the drawings, we show both figures so the adjuster can check them.
The regular California and Los Angeles codes govern a Valley Glen rebuild unless LADBS records put the parcel in a mapped fire hazard area. A mapped parcel adds ember rules at the roof, and those touch waterproofing too: some roof coverings earn a Class A rating only over a particular underlayment or cap sheet, which then does double duty as part of the water barrier.
