New Construction in Sylmar, With Roof Water Piped Off the Lot
New Construction in Sylmar with roof water piped from gutter to an approved outlet, soil falling off the walls and ember-ready gutter covers.
Every gallon that falls on the roof of a new Sylmar house has a route planned before the foundation is drawn. Gutters feed downspouts, the downspouts drop into solid pipe, and that pipe carries the water to a curb outlet or another discharge point the grading plan approves. Finished soil falls off the walls on all sides, and a swale or an area drain catches any yard runoff headed toward a neighbor before it crosses the line.
From gutter to curb
Solid pipe for roof water is kept apart from any perforated footing drain, so a heavy storm cannot push roof runoff back into the soil beside the foundation. Cleanouts sit where the lines change direction, which lets a snake reach a clog without digging. The residential code asks for the ground to fall at least 6 inches over the first 10 feet beyond the walls, and where a property line is too close for that, a swale or a drain inlet takes over. Hardscape near the house is pitched outward, and planter beds against the walls get a liner and a drain of their own.
Gutters where ember rules apply
Some of Sylmar is mapped by the state as fire hazard area, and a lot inside that mapping can fall under ember-resistance requirements for its exterior. The state wildfire chapter asks that gutters be fitted with a means to stop leaves and needles from piling up, since dry debris in a gutter catches embers. Gutters are formed metal under covers that cannot burn, with a metal drip edge at the eaves, and the roof covering carries a Class A rating. Downspout outlets stay clear of wood fences and decks, and the pipe below grade is the same whether or not the parcel is mapped.

New Construction in Sylmar: questions
Before design, three documents: a boundary survey that records current grades, borings logged into a soils report, and a grading and drainage plan by the civil engineer showing where roof and yard water leave the parcel. When state mapping places the parcel in a fire hazard area, plan check at LADBS also reviews exterior materials and fire department access.
Drain lines are trenched with a compact excavator from the back of the house out to the street. If a side yard is too narrow for the machine, that trench is dug by hand. A curb outlet through the parkway may need its own public works permit, and each of those pieces is priced as a separate line.
We price the architectural, structural and civil sheets together, since the drainage design lives on the civil set. When downspouts appear on the roof plan with no discharge point shown, a solid pipe run to the curb is priced as a stated assumption and noted for the civil engineer to confirm or change.
