Water leaves a roof through very few openings, and the outlet at the foot of each downspout decides whether a footing stays dry. For a Sylmar backyard unit we place those outlets first and draw the roof around them. Portions of Sylmar fall inside mapped fire hazard zones, and ember-resistance rules may reach the gutters, vents and eaves of a unit built there.

From downspout to daylight

A downspout that empties beside the slab soaks the soil next to the footing, so each one ends at a splash block or a buried pipe that carries water out past the unit. If the lot slopes, the pipe follows the fall to a safe outlet. Roof water must never be sent onto a neighbor's lot or against the back of a retaining wall. Downspouts are sized to the roof area they drain, and the drawings mark every outlet so an inspector can find where the water lands. LADBS reads the drainage notes with the rest of the set.

Where embers get in

Plastic gutters can soften and drip in a fire, so metal is the choice where ember rules may apply. A fine metal cover keeps dry needles and leaves from piling where a spark could light them. Vents are the other opening, and listed ember-resistant vents with fine metal mesh close it. The roof covering and underlayment are picked first, with the gutter fitted to them. The reviewer reads roof and eave details off the drawings, so in a mapped zone they are drawn in full.
