Stevenson Ranch New Construction With a Covered Patio That Gets Used
New Construction in Stevenson Ranch with a covered patio built into the roof framing: shade over the table, damp-rated power and an ember-ready ceiling.
Every evening meal on the covered patio of a new Stevenson Ranch house depends on a few things working: shade that reaches the table when the sun is low, a fan and light on their own switch, a grill outlet and a slab that sends rain toward the yard. On an inland lot with hard sun, the side of the house the patio faces matters as much as its size.
One roof over the house and the patio
We frame the patio cover as part of the main roof, carrying the rafters or trusses straight out past the wall line. That avoids a ledger fastened through finished siding, a joint that tends to leak with time. The outer edge rests on a beam the engineer sizes, with posts on footings poured along with the house foundation. A deep cover throws welcome shade and also darkens the room behind it, so a skylight in the cover or a high window over the kitchen door is weighed while the plans can still change.
Ember rules, county permits and power
Stevenson Ranch includes land the state has mapped for fire hazard. On such a parcel, an attached patio cover is treated as part of the building, so its underside is ignition-resistant or enclosed and its roofing matches the Class A rating of the main roof. As an unincorporated community, Stevenson Ranch is permitted by Los Angeles County Public Works, and the county fire department reviews the fire items. Under the cover, the slab falls gently away from the door, and every fixture and outlet there is rated for a damp location.

New Construction in Stevenson Ranch: questions
The early set holds a licensed boundary and grade survey, borings with a soils report, and the parcel's status on the state fire maps, printed on the cover sheet. That status settles the roof, eaves, glazing and patio ceiling, so it is checked before the architect draws them. Where the ground is uneven, the soils engineer may call in a geologist as well.
Trusses for a house with an attached patio cover run long, and they ship already built on a flatbed trailer. If that trailer cannot turn into the street or park near the house, the trusses are made in shorter sections with engineered splices, or the roof is framed from rafters cut on site. Rafter framing uses more carpenter hours, so the approach decides which method we price.
Yes. The eaves and the patio ceiling get the hardest look. Open rafter tails look simple on the drawings, yet on a mapped parcel they may have to be enclosed or built from ignition-resistant material, which adds framing and sheathing. If the sheets do not show that detail, we price a version that meets the rules and note it beside that line.
