Rebuilding the frame from the piers up

If the deck stands over a downslope, each new post bears on a concrete pier whose size and depth come from the engineer's sheet, and a standoff base lifts the post end clear of the concrete so it can dry. Beams are sized for the span they cross, and diagonal braces stop tall posts from swaying. A new ledger is bolted through the rim of the house framing and flashed so water runs out and away from the wall. Guard posts are anchored into the joists with tension hardware, since a loose rail is the part an inspector pushes on first.

County permits and ember rules

Stevenson Ranch is an unincorporated community, which places plan check and inspections with Los Angeles County Building and Safety. Parts of it sit in mapped fire hazard zones, and a deck on one of those parcels may have to meet ember-resistance rules. That can mean boards from a listed ignition-resistant or noncombustible product, metal flashing where the deck meets the wall, and an open space below the frame kept free of stored lumber and dry leaves.
