Smoke and carbon monoxide alarms, escape windows and safety glass are the life safety items a Redondo Beach reviewer traces through a new house set. Each bedroom needs an alarm inside it and a window large enough to climb out of, and the window schedule has to mark every pane that must be tempered. Missing symbols send the plans back, so we check each floor plan against that list before submittal.

Alarms on every level

Smoke alarms go inside each sleeping room, in the hall outside the bedrooms and on every floor, hardwired with battery backup and interconnected so one sounding sets off the rest. Carbon monoxide alarms join them when the house has a fuel-burning appliance or an attached garage. The reviewer looks for each symbol on the plans and a note on the interconnection. At final, the inspector presses a test button and listens for the whole house to answer. We wire those circuits at rough electrical, while the walls are open.

Escape openings and safety glass

Every sleeping room needs an emergency escape opening with a clear area large enough to climb through and a sill low enough to reach, so a fixed pane or a small slider will not pass. Safety glass is required where a person could fall against a pane: in and beside doors, at tubs and showers, near stairs and in large panes close to the floor. The window schedule marks each of those units. On a coastal lot, window hardware and screens get finishes that resist salt, and the schedule names them.
