New Construction in Playa Vista, With Openings Tested for Rain
New houses in Playa Vista with windows rated for wind-driven rain, installation water tests before plaster, and roof and site drainage planned together.
Rain pushed sideways by wind off the ocean will find any weak window installation on a coastal house. On a new Playa Vista house we keep it out at the openings first: windows carrying a water-resistance rating suited to the exposure, sill pans that drain to the outside, and a sample opening hose-tested under pressure before plaster or siding covers the wall. A leak found at that stage is fixed with the wall still open.
Rating and testing the openings
Window makers test their units for water resistance at a set pressure, and the plans list the rating chosen for the house. That rating covers the window itself, so the installation is tested separately: a calibrated spray rack and a pressure chamber are set on a finished opening while someone watches the inside for leaks. Any failure leads to a change in the flashing sequence, applied to every remaining window before the wall wrap is covered. Sliding doors get the same attention at the sill, where water collects first.
Roof and site water
If the roof is low-slope, it needs a primary drain and an overflow set a little higher, each piped so a clog shows itself before water backs up. Crickets behind parapets push water toward the drains. Near the coast, gutters, scuppers and their fasteners are chosen in aluminum, copper or coated steel, with compatible metals throughout. At grade, runoff goes into closed pipe and may have to be held on the lot under city low impact development rules, where the soils engineer allows it.

New Construction in Playa Vista: questions
Height and setbacks are measured from the boundary and topographic survey, so that comes first. A soils report with borings follows and covers bearing values, the depth of any groundwater and whether the ground could liquefy. Where the parcel may be inside the coastal zone, its status gets checked at the same stage.
Big window and door units are heavy, and setting them on upper floors may take a glazing lift or a short crane visit, which needs room at the frontage. Concrete may reach the forms by line pump. If the lot has a rear approach, some deliveries can use it. Each of these is listed as access work.
Drawings with structural sheets, the soils report and window and flashing details give enough to price the house. Window supply and installation testing show as their own line beside site work, foundation, frame, envelope, systems and finishes. If the details are still open, we can work through sill pans and drains with the architect.
