Rolling Hills Estates Decks & Patios, Survey to Final

Rolling Hills Estates decks built in order: survey and soils report, engineered plans and permit, inspected footings and framing, then boards and guards.

Before a single post hole is dug at a Rolling Hills Estates house, the lot gets located on paper. A boundary survey, where the lines are not already marked, fixes the property edges and the setbacks a deck has to keep. If the yard slopes, a soils engineer bores or digs test pits and writes the report the structural design rests on. Only with both documents in hand is the framing plan drawn and sent for permit review.

From approved drawings to framing

Once the permit is issued, the outline is staked from the approved plan and checked against the survey pins. Footing holes come next, drilled or dug to the depths written on the drawings, and the inspector sees them open before any concrete is placed. Posts and beams follow when the concrete has cured enough to carry load. Where salt air reaches the lot, every connector and fastener is stainless or hot-dip galvanized with a heavy coating, since plain hardware corrodes early there. The ledger is flashed and bolted at the house wall in the same stretch as the beams, so the frame is tied in before joists are hung.

Sign-offs that gate each step

Every stage waits on an approval. Framing is inspected with the hangers, bolts and bracing still exposed, before a board covers them. Decking, guards and the stair come after that sign-off, and guard height and baluster gaps are measured at the final visit. Grading closes out the deck work: soil beneath the frame is shaped to carry water away from the footings, and downspouts near the posts are piped clear. Any patio at grade waits until the work overhead is finished, so fresh concrete is not marked by falling tools or sawdust.
