Lakewood Decks & Patios, Joists Hung Right

Lakewood deck repairs at the joist ends: toenailed joists get rated hangers, split ends are sistered and nailed ledgers get through bolts before new boards.

With the fascia pulled off a Lakewood deck, the joist ends may turn out to hang on a few slanted nails driven into the ledger or beam, with no metal hanger under any of them. Framing like that moves the job past new boards. Every joist end gets a hanger sized for it, and any end that has split around the old nails is sistered or replaced before a board goes back.

Reading the joist ends

We pull the fascia along the ledger and the outer beam and look at how each joist meets them. Toenails alone can loosen as the wood shrinks and swells, and a joist that has dropped even slightly leaves a dip in the boards above. Splits running from a nail toward the end, rot where end grain touched the ledger, and joists notched to sit lower all change what can stay. Joists resting on top of a beam are checked for blocking and for a clip that keeps them from rolling.

Rehanging and the ledger

Hangers go on with the nails or screws their maker lists, because roofing nails or deck screws in a hanger do not carry its rated load. Where the ledger itself is held with nails, it gets through bolts or structural screws at the spacing the code sets, with flashing lapped over it. Where the ground drops off past the outer beam, the posts there are checked for plumb, since a leaning post pulls on those joist ends. The Lakewood permit for the repair covers the ledger and the connections, and the hangers are inspected before boards cover them.
