Encino Decks & Patios Ready for LADBS
Encino decks and patios drawn for LADBS plan check: setbacks on the site plan, height above grade, guards, stairs, ledger bolts and a lateral tie.
LADBS reviews a raised deck in Encino much as it reviews a small building, starting with the site plan. The reviewer wants property lines, setbacks and the footprint drawn to scale, then how high the deck surface stands over the soil beneath it. That height decides whether guards are required and how the stairs are drawn. If the lot slopes, the reviewer also expects an engineer's footing design in the set.
Site plan and height above grade
Setbacks come first, because a deck that reaches into a side or rear yard may need a smaller footprint or a lower surface. The plan shows how far each edge sits from the property lines and from any easement on the parcel. Next comes the height of the surface, measured to grade at its lowest point. Once that figure passes 30 inches, a guard is required along every open side, and the sheet has to give its height, its infill spacing and how its posts are anchored. At that height the stair also needs its rise, its run and a landing drawn at the bottom.
Attachment and the patio side
An attached deck puts the house rim in the load path, so the reviewer looks for the ledger bolt pattern, the flashing detail and a lateral tie that keeps the frame from pulling away from the wall. A freestanding deck drops the ledger and adds a beam on posts beside the house, which is then checked for bracing. The decking product is named on the sheet as well, since its span rating has to match the joist spacing. A patio at grade with no roof tends to need little review, while a patio cover goes through LADBS with its beam and post sizes. Sherman Oaks and Van Nuys are held to the same LADBS standard.
Decks & Patios in Encino: questions
The engineer answers that from a soil investigation. On an Encino lot with grade, each footing is carried through fill and weak topsoil into ground that can bear its post load, and a sharp drop may call for drilled piers. Level yards can use shallow pads. LADBS inspects the excavations before any pour.
We start by finding the Encino address on the fire hazard severity maps the city publishes. When an address is mapped, the decking, the frame and the underside follow ember-resistance requirements. When it is not, standard code covers the deck, and the board can be chosen for wear, color and the span it needs.
Each one prices a different layer. The footprint sets how much decking, framing and guard is bought. The height above grade sets post length, bracing and footing depth, and past a point it adds engineering. We write those layers as separate lines on the quote, so you can see what a lower or smaller deck would save.
