ADU Construction in San Dimas, Planned Around the Utilities
San Dimas ADUs placed where the sewer lateral, electrical service and gas can reach them, with footings and access planned for the lot as it is.
Before we pencil in a San Dimas ADU, we trace the sewer lateral from the house toward the street and find its depth at the cleanout. A backyard unit drains by gravity only if its pipes can fall to that line at the required pitch, so the lateral marks out where the unit can go. If the yard drops away from the street, a spot near the house may be the one that drains without a pump.
Electrical panel and gas meter
The main panel is the next check. A unit with its own kitchen, heat pump and water heater adds real load, and an older service may need an upgrade or a subpanel fed from a larger main. The run from the panel to the unit sets conduit length and wire size, so a long run across the yard costs more in copper and trenching. If the unit will have gas, the meter has to be sized for the added appliances and the line routed where it is protected. An all-electric unit skips the gas run entirely, which can open up placement on the lot.
Water service and the permit set
Water can tee off the house supply, sized for the added fixtures, with a shutoff the occupant can reach. That utility layout goes into the drawings for review by San Dimas building staff, along with the setbacks and the footing design. If the unit sits on a grade, trench routes have to stay out of the zone right next to footings and retaining walls. Inspections follow each stage, starting with open trenches before they are backfilled and ending with the final, when the connections are confirmed working.

ADU Construction in San Dimas: questions
Where its drains can fall to the sewer lateral and its power can reach from the panel without an extreme run. If the lot slopes, a spot above the lateral avoids a pump. Setbacks, footing depth and the delivery route then leave a short list of workable pads to compare.
That depends on size and height, since the package is for single-story units within its floor-area cap. For San Dimas we lean on the floor plan to fix fixture locations, because those set where drains and supply lines run under the slab and how far each has to travel.
Every foot between the house's utilities and the unit adds cost. A long trench for sewer, power and water across a yard means labor and pipe, and a panel upgrade adds electrical work. On a grade, stepped footings or a short retaining wall add concrete, and a lift pump is needed if the unit sits under the level of the lateral.
