ADU Construction in Covina, Existing Walls Checked

Covina ADUs planned after we check any retaining wall already on the lot, its height, lean and drainage, before a new unit puts weight near it.

If a Covina lot already has a retaining wall, that wall gets measured before anything else. We note its height, hold a level against it for lean, look for cracks and bulges, and find whether weep holes or a drain pipe let water out from behind. A new unit set above an old wall adds load to it, and one set below may dig away its support, so the wall's condition can move the pad.

What an old wall can tell us

A wall leaning out at the top, or with stepped cracks in the block, may be failing under water pressure or a load it was never built for. Soil washing out at the base points to poor drainage behind it. In those cases an engineer may ask for test holes to see the footing and the steel, and the answer can be repair, a new wall in front or a unit set far enough back that its weight does not reach the wall. A sound wall with clear drains can stay as it is.

Plan check and the build in Covina

Covina's building department reviews the plans, and if the unit sits near a wall, the reviewer may want the engineer's note on whether the wall can carry the added load. Once the permit issues, any wall work goes first, then the footings, inspected with steel in place before the pour. Framing, the roof and rough systems follow, each with a sign off. Finish grade is shaped so water runs away from both the unit and the wall, and a final inspection closes the permit.
