ADU Construction in Lomita Under a Concrete Tile Roof
Lomita ADUs roofed in concrete tile over framing sized for its weight, with footings for a level or stepped yard and permit drawings for a backyard unit.
Concrete roof tile is a sound covering for a Lomita backyard unit. Hard sun does not break it down, it will not burn, and when each piece is fastened to code over a doubled underlayment, wind from a hard storm finds little to grab. Its price is weight. Rafters, beams and footings are sized for the heavier load, which counts for more if the lot slopes and part of the unit rests on posts or piers.
Framing under a heavy roof
Tile weighs far more per square foot than composition shingles, so the engineer follows that dead load from the battens through the rafters, ridge beam and posts down to the footings. Field tiles hang on battens or are fastened directly, and the perimeter rows take extra clips where wind uplift is strongest. Ridge and hip pieces are bedded in a foam or mortar made for tile. Valleys get a wide metal liner under the tile, and the eave row gets a bird stop so nothing nests in the open ends. Gutters hang below the tile line so runoff clears the fascia.
Footings for a stepped yard
A flat yard usually takes a slab with deepened edges. If the yard steps down, the low side is carried on deeper footings or drilled piers joined by grade beams, and a soils engineer may need to describe the bearing layer before the structural design is final. The calculations that tie the tile load to those footings go to plan check as part of the permit set. A unit in Torrance, San Pedro or Rolling Hills Estates is engineered the same way, and its reviewing office reads the same load path.

ADU Construction in Lomita: questions
Ground that holds a footing at modest depth, inside the setbacks and within reach of deliveries, makes a good candidate. With a grade, we stake out an upper spot close to the main house and a lower one on piers, price the footings under each and let the numbers settle it.
Inside its limits, yes. Its reach ends at a one-level plan of 500 square feet in area, and a Lomita unit inside both bounds qualifies. For a tile-roofed unit, the structural sheet spells out rafter sizes and hold-downs for the added load. The slope's engineering is quoted on top, as is the build, once the footing spots are probed.
Weight and grade together. A tile roof asks for larger framing members, and a falling yard asks for deeper footings or piers under the downhill wall. Cutting into a bank can mean retaining with a drain behind it. We list each piece separately so its effect is visible.
