Chatsworth ADU Construction, Roof and Runoff First
Chatsworth ADUs with the roof planned first: one slope to one gutter, a closed drain to a safe outlet and ember-resistant details where a parcel needs them.
A Chatsworth backyard unit needs a roof that does two jobs. It has to send water to an outlet that will not soften the ground under the pad, and on a parcel that falls in a mapped fire hazard zone it has to stand up to embers. We often draw a single shed slope, so every drop collects along one edge where a lone gutter and downspout can carry it off.
Gutters, downspouts and the outlet
Water off the roof has to end somewhere planned. On a flat lot a downspout can feed a closed pipe to the street, or a dry well if the soil drains. If the lot slopes, roof water is never let loose at the top of the grade, where it can soak in and carry soil downhill. It runs in a solid line to the low point, with a splash pad or rock dissipater where it leaves the pipe. Cleanouts go where they can be reached from the ground without a ladder on the uphill side of the unit.
Ember rules for the roof
Parts of Chatsworth sit inside mapped fire hazard severity zones, so a new unit on such a parcel may have to meet the state's wildland-urban interface rules. For the roof that means a Class A covering, vents with fine mesh or baffles that stop embers, and gutters fitted so leaves and needles cannot pile up in them. Eaves are boxed in or built from noncombustible or ignition-resistant material. We confirm the zone for the exact parcel early, because it changes the vent, siding and window choices along with the roof.

ADU Construction in Chatsworth: questions
Where the roof water and the sewer can both drain without a fight. A spot uphill of the main house sheds runoff toward it, so that location needs a careful drain plan. A spot on the low side may need a pump for the sewer. We weigh those against setbacks and the route for materials before sketching a footprint.
It does, if the design qualifies: one story, with a floor area capped at 500 square feet. Where a Chatsworth parcel falls in a mapped fire zone, LADBS checks ember-resistant details on the wall sections and the roof drawing, so we draft both with that review in mind. Soils or slope engineering, if the lot needs it, is priced outside the package.
Drainage and footings move the number most. A sloped pad may need a closed pipe run to the low point, plus footings taken deeper on the downhill edge. On a lot inside a mapped fire area, Class A roofing and ember-resistant vents also add to the materials line, and we show those items apart so you can see each one.
