On a raised deck the reviewer traces load from the boards down to the soil. Joist spans are checked against their size and spacing, beams against the posts below them, and posts against their height and bracing. The ledger detail has to show through-bolts, flashing over its top edge and the condition of the rim it attaches to. Footing size comes from the bearing value in the soils report. Guards and stairs get their own check for height and opening size. Written corrections come back, the sheets are revised, and the set goes in again until the permit issues.

Additions where the ground falls away

If the footprint of a new room extends past a drop in grade, a conventional footing may have to go very deep to reach bearing soil. Drilled piers linked by grade beams are one answer, with depths taken from the boring logs. The new frame is anchored to the old foundation with epoxy dowels, and hold-downs at the corners resist uplift. Inspections land at the open pier holes, at framing and at insulation. Neighboring Chatsworth, Granada Hills and Winnetka parcels are reviewed by LADBS under the same building code and the same inspection sequence.
