Structural Work in Ventura

Ventura footings and retaining walls cast in a dense, low-water concrete mix with extra cover over the rebar where ocean air reaches the lot.

A dense concrete mix, low in water and dosed with a corrosion inhibitor, is the first material question for footings and walls at a Ventura address within reach of ocean air. Moisture carrying salt works its way into ordinary concrete until it reaches the rebar, which then rusts, swells and splits the surface. A tighter mix and more concrete over the steel slow that process considerably.

Mix, cover and the steel inside

The engineer sets a maximum water to cement ratio and a minimum strength for each exposed element, and the supplier's ticket on pour day has to match it. Rebar gets added cover on faces that see weather or wet soil, held in place by chairs so it does not sag toward the surface during the pour. A corrosion-inhibiting admixture can be added where the exposure warrants it. Above grade, steel posts and brackets get a coating system chosen for the same air, and wood at concrete is treated for ground contact.

Ventura review and the coastal zone

Ventura's building office reviews the plans, and a given lot may sit inside or outside the coastal zone boundary. Where it is inside, planning review may come before the building permit. Inspectors check the steel and its cover before concrete is placed, which is the last chance to confirm the chairs and the spacing. A retaining wall also gets waterproofing on its soil face and a drain at its base, so water does not stand against the concrete that protects the steel.
