Of all the parts of a raised deck at a Ventura house, the steel post bases and their anchor bolts are the ones we judge most carefully. Near open water, damp air and airborne chlorides attack bare and thinly coated steel, and a base sitting in wet soil or trapped leaf litter rusts faster still. If the yard drops away below the deck, those bases also hold up tall posts that carry side load, so a corroded one matters.
Checking each base
Each base is cleared of soil and debris so the full plate and its welds can be seen. Flaking scale, pitting near the bolt holes and a post end that has wicked water and softened are noted base by base. The pier under it is tapped for hollow sound and looked at for cracks around the anchor. A wire brush and a depth gauge tell surface rust from lost steel. Those notes sort the bases into ones that can be cleaned and recoated and ones that need a new pier top and connector, and the quote prices each group.
Replacement for wet air
New bases are stainless steel, or hot-dip galvanized with the heavier coating rated for severe exposure, and every bolt and washer is matched to that metal. Each base stands off the pier top so the post end stays dry, and the pier is finished to shed water. Tall posts get knee braces or engineered lateral connectors, sized by the engineer from the deck height and any grade below. If the parcel falls inside the state planning area mapped along open water, a separate planning review may come first.
