New Construction in Cerritos, With a Foil-Faced Roof Deck
New Construction in Cerritos with foil-faced roof sheathing, a clear air space below it and balanced attic vents, so ducts in the attic run cooler.
A foil face laminated to the underside of the roof sheathing keeps much of the sun's heat from reaching the attic of a new Cerritos house. Hard sun can push a dark roof deck far above the outdoor air, and a plain panel then radiates that warmth onto the insulation and the ducts below. The foil gives off very little of it, which leaves the attic, and the air moving through those ducts, cooler during the hottest part of the day.
Laying the panels foil side down
The foil has to face an open air space to do anything, so the panels are nailed with the foil toward the attic and nothing pressed against it. Batts or blown insulation stay down on the ceiling, leaving a clear gap above them. Nailing follows the schedule for plain sheathing of the same thickness, with the edge spacing the manufacturer prints on the panel. A lighter roof color adds to the effect by soaking up less heat in the first place, and the underlayment and roofing go on exactly as they would over any deck.
Attic airflow and the Title 24 model
Fresh air enters at the eaves and leaves near the ridge, and the two vent areas are sized to balance each other. Baffles hold the ceiling insulation back from the eave vents so the intake path stays open. Every duct joint in the attic is sealed with mastic, and a HERS rater tests the system for leakage. The energy consultant enters the radiant barrier in the compliance model, where it counts toward the state energy budget. If the house steps down a slope and the roof splits into several levels, each level is vented as its own attic.

New Construction in Cerritos: questions
First a boundary and topographic survey, then borings for the geotechnical report that sets the footing design. Because the roof deck and attic are modeled in the energy compliance report, the consultant needs the roof color, orientation and window areas early in design. A preliminary title report shows any easement the footprint has to clear.
Sheathing comes in heavy bundles. When a boom truck can park beside the frame, it sets them directly on the roof framing in a few lifts. Overhead wires, a long carry from the street or a driveway too tight for the truck mean the panels go up by hand or with a rented lift, and that time is shown as its own line.
Yes. A full set with its structural sheets and soils findings is priced phase by phase. If the roof plan calls for plain sheathing, we price the foil-faced panels and the vent layout that goes with them as an alternate, so the energy consultant can model both roofs before the set goes to the city building department.
