Fire Rebuild & Reconstruction in Glendale
A Glendale fire rebuild in working order: the utility request, the footing verdict, a survey, city plan check and inspected stages, in a written scope.
The request for a new electric service is one of the earliest papers we file on a Glendale rebuild, close to the week the lot is cleared. The utility runs its own design for the meter and the line to the house, and that review moves alongside ours. Next comes the engineer's verdict on the old footings. On a sloping lot, any retaining wall is assessed on that same visit, since a wall repair has to be finished before the foundation can start.
What waits on what
Design cannot settle until two things are known: which concrete stays, and where the property lines and levels fall. A licensed surveyor supplies the second, the engineer supplies the first, and the designer then fits the plan to both. Drawings and calculations are filed with the City of Glendale building department for review. Gas, water and sewer connections are confirmed while the set is in review, so the site plan shows each one where it will really run. Grading or wall repair on a sloping lot is drawn into the same set, because the inspector will look at it before any footing trench is opened.
Field order once the permit is issued
Work on site follows the inspection card. Retaining wall repairs and grading come first when the lot needs them, then the footing trenches and reinforcing, which the inspector signs off before any concrete arrives. Framing, hold-downs and roof sheathing follow, and the roof is dried in early so rain stays off the frame. Pipes, wires and ducts go in next and are checked by the inspector while the studs are still bare. Insulation, drywall and the exterior finish come after that, then cabinets, flooring and fixtures. A last sign-off from the city closes the permit and clears the house for occupancy.

Fire Rebuild & Reconstruction in Glendale: questions
Only after an engineer has tested it. Cores from the slab and a look at exposed footing edges show whether heat weakened the concrete or rusted its steel, and the results are weighed against the loads of the new design. Concrete that passes is marked on the Glendale plan set as existing to remain. Anything that fails is broken out and formed again to the engineer's details.
We build our number from the permit drawings, then read it against the insurance scope section by section. Where both describe the same work, the two figures sit side by side. Work the scope leaves out, such as a new electrical service, wall repair on a sloping lot or items current code adds, gets its own line and a plain reason for your insurance adjuster.
Every new Glendale house meets the California building, residential and energy codes in force on the permit date. Before design, the city's map layers tell us if this lot carries a hazard designation. If the parcel is mapped, the wildfire chapter of the code reaches the whole exterior envelope, from the roof and its edges through vents, walls, windows and doors to anything attached to the house.
