Roof sheathing with a foil radiant barrier bonded to its underside is the material we start with for a Toluca Lake backyard unit. Under hard inland sun, it turns back much of the heat the roofing absorbs, so the attic stays cooler and the rooms under it gain less. It goes on like ordinary panels with the foil facing down, and the energy compliance forms give it credit.

Keeping a small unit cool

A small unit has little thermal mass, so heat that enters through the roof and windows shows up fast in the rooms. Beyond the sheathing, we pair a light-colored roof covering with deep attic insulation and vents at the eaves and ridge. Windows on the sides that take long afternoon sun get spectrally coated panes and a wider eave over them. A ductless heat pump cools each room without ducts in a hot attic. On a lot that slopes, a raised floor on a stem wall adds a vented crawlspace.

Walls and plan review

Exterior walls get stucco or fiber cement over a water-resistive barrier, and both hold up to strong sun without frequent repainting. The building department reviews the energy forms, the window ratings and the attic ventilation figures, and an inspector checks the insulation before drywall covers it. A wall within a few feet of a property line may need a fire-resistive assembly, which a cement-based finish helps meet. Where the unit sits close to the main house, its siding and trim colors can match that house so the 2 buildings read as a set.
