Hermosa Beach ADU Construction, Planned Room by Room

ADU construction in Hermosa Beach planned from the inside out: a kitchen wall that carries the plumbing, a bath that drains, and a floor fit to the lot.

The kitchen in a small unit has to do the work of a full one along a single wall. In a Hermosa Beach ADU we line the sink, range and refrigerator up on the side nearer the sewer and gas connections, so drain and supply runs stay short and the floor never needs a step for pipe slope. That wall then decides where the bath goes, back to back with it, and the rest of the plan follows.

Sharing a wet wall

Putting the bathroom on the far side of the kitchen wall lets both rooms drain into one stack and vent through one roof penetration. That saves trenching outside, and it leaves the roof with fewer holes for leaks to find. A curbless shower is possible only if the slab is recessed or the floor framing is dropped, which we settle before the foundation is drawn. A tub also fits, though it eats floor area in a compact unit, so the plan shows both choices with their footprints side by side.

If the floor has to step

Where the yard drops off behind the house, the living area can follow the ground down by a few risers, which avoids cutting a large pad. Inside a small unit a level change needs care. A run of 4 or more risers calls for a handrail, every riser has to match its neighbors, and the edge of the step has to read clearly in low light. The change can sit at the line between kitchen and living space, where a counter end gives a natural break. If the yard is flat, the whole floor stays on one plane and the question disappears.
